History

Brigade Group was founded in 1986, at a point when Bengaluru was still principally a public-sector and defence-industry city rather than a technology capital. M.R. Jaishankar built the company through the transformation that followed — the arrival of the IT industry in the 1990s, the ITPL and Electronic City build-out, the Outer Ring Road corridor's emergence in the 2000s, and the metro-era densification of the 2010s and 2020s.

Four decades spanning multiple property cycles is itself a meaningful signal. The Indian real estate sector has seen well-capitalised developers fail in the 2008 credit contraction, in the 2016 demonetisation shock, during the NBFC liquidity crisis of 2018–19, and through the pandemic disruption of 2020–21. Brigade traded through all of them without abandoning a registered project.

The company's listing on the BSE and NSE is a practical governance point rather than a vanity one. A listed developer files audited quarterly accounts, discloses project-level data, answers to a board and to institutional shareholders, and cannot quietly divert funds between projects without it appearing in the disclosure. For a buyer committing to a five-year under-construction purchase, that transparency is worth more than any brochure claim.

Leadership

M.R. Jaishankar, founder and Chairman, has led the company since 1986 and remains its defining figure. Brigade's second-generation leadership has moved into executive roles across the residential, commercial, hospitality and retail verticals, which has taken the company from a founder-led business into an institutionally managed one — the transition at which many Indian family-founded developers stumble.

Residential Portfolio — Bengaluru

Brigade's Bengaluru residential portfolio spans compact-format apartments through to large integrated townships, across every major corridor in the city.

East Bengaluru specifically. Brigade's presence on the eastern corridor is deep and long-standing. Brigade Cornerstone Utopia on the Varthur–Whitefield arc is an integrated township with delivered and occupied phases — and it sits immediately adjacent to the Brigade Gunjur site. Brigade Granada at Kadugodi and Brigade Tech Gardens, the company's Grade-A office campus at Whitefield, complete a corridor position built over more than a decade.

This is the context that matters most to a Brigade Gunjur buyer. Brigade did not identify Gunjur Village as an opportunity from a spreadsheet. It has been building, selling, delivering and then operating communities on this road for years. Brigade Gunjur extends a validated position; it does not open a speculative one.

Commercial Portfolio

Brigade's commercial arm is what separates it from most residential developers, and it is directly relevant to township projects.

Brigade does not merely build offices — it leases and operates them, which means it carries the tenant relationships, the facilities-management discipline and the operating economics of commercial real estate in-house.

Other Verticals

Retail. The Orion Mall chain — Orion Mall at Brigade Gateway, Orion East, Orion Avenue and Orion Uptown. Brigade builds, owns and operates its retail assets rather than selling them on.

Hospitality. Brigade develops and co-operates branded hotels including Sheraton at Brigade Gateway, Holiday Inn and Grand Mercure properties, along with convention infrastructure.

Education. Brigade Schools operate within and adjacent to Brigade communities.

Facilities management. A dedicated arm maintains Brigade's delivered communities after handover. This is the vertical that most directly affects a resident's twenty-year experience, and the one most developers outsource.

PropTech. Brigade runs technology and innovation initiatives across its property portfolio, including the Brigade REAP accelerator for real estate technology ventures.

Why the Cross-Vertical Structure Matters for a Township

A 39-acre township with 2,500 households is a small town. Over time it needs retail, convenience services, food and beverage, possibly a school, and a facilities operation that keeps the infrastructure running for decades. Most residential developers build the apartments, hand over the common areas to a residents' association, and leave — the retail is leased to whoever will take it, the services are outsourced, and quality drifts.

Brigade is one of a very small number of Indian developers that can deliver and operate each of those components itself. It builds and runs offices, malls, hotels and schools, and it maintains its own residential communities post-handover. On a township specifically, that structure is the strongest differentiator the company has, and it is the reason its delivered communities tend to hold their standard rather than decay after the developer's sales team moves on.

Financial Standing

FY25 revenue of approximately ₹5,800 crore, a public listing on both principal Indian exchanges, and a diversified income base spanning residential sales, commercial rentals, retail and hospitality operations. The diversification matters for construction risk: a developer dependent solely on residential pre-sales is exposed when the sales cycle slows, whereas a rental and hospitality income stream continues funding construction through a downturn.

For a buyer committing to a project completing in March 2031, this is the balance-sheet question that matters — not whether the developer is large, but whether it can fund the build if the sales cycle turns. Brigade's structure is designed for exactly that condition.

Awards and Recognition

Brigade has been recognised repeatedly across the Indian property sector for residential and commercial development, workplace practices and sustainability. Its buyer-satisfaction rating of 4.7 out of 5 across 231 reviews is more informative than any award — it reflects the post-handover experience of people who actually live in the product, which is the only assessment that matters over an ownership horizon.

What Differentiates Brigade

Four decades through every cycle. Founded 1986, traded through 2008, 2016, 2018–19 and 2020–21 without abandoning a registered project.

Zero abandonment. The single most important developer metric in India, where stalled projects are the principal risk a homebuyer carries.

Listed and disclosed. Audited accounts, quarterly filings, board oversight, institutional shareholders.

Delivered at scale. 80+ million sq ft, 250+ projects — execution capability proven repeatedly rather than promised once.

Builds and operates. Offices, malls, hotels, schools and its own residential communities. The township capability no purely residential developer can match.

Corridor conviction, demonstrated. A delivered, occupied Brigade township sits next door to the Brigade Gunjur site. A buyer can inspect the finished product on the same road before committing to the unfinished one.

For Brigade Gunjur Buyers

The practical takeaway is a due-diligence instruction rather than a claim. Before you commit to Brigade Gunjur, walk through Brigade Cornerstone Utopia next door. Look at the construction finish years after handover. Look at how the landscape has matured and how the common areas are maintained. Ask residents how the facilities management team actually performs, how the water infrastructure holds up in summer, and whether the power backup covers what was promised.

Almost no pre-launch purchase in Bengaluru offers that quality of evidence. Brigade Gunjur does, because Brigade has already done this on this road — and a completed community you can walk through is worth more than any developer profile, including this one.

Brigade Gunjur Builder — Frequently Asked Questions

Common questions on Brigade Gunjur covering the developer, location, configurations, pricing and approvals.

Gunjur has recorded 14.8%–17.1% year-on-year appreciation, the sharpest curve in East Bengaluru, while still trading 20–30% below Whitefield and Bellandur for comparable product. The driver is structural — eight major campuses within 13 km against a genuine shortage of large approvable parcels. The offsetting risks are incomplete SH-35 widening, an unfunded metro proposal and a five-year construction horizon.

They are distinct sub-pockets with different price levels. Gunjur Village, where Brigade Gunjur sits, averages around ₹12,050 per sq ft with 14.8%+ annual appreciation. Gunjur Palya is a separate, less consolidated pocket averaging around ₹9,400 per sq ft with slower 7.8% appreciation.

Six towers, each Ground + 21 floors, carrying approximately 2,500+ apartments in total. That works out to around 20 apartments per floor-plate, consistent with a wide-slab high-rise typology and a mix weighted toward 2 and 3 BHK, with a smaller 4 BHK allocation on preferred floors and orientations.

A multi-level clubhouse with gymnasium, indoor games, multipurpose hall, co-working and library; a swimming pool with a separate children's pool; tennis, basketball, badminton and multipurpose courts, cricket practice nets and a skating rink; jogging and cycling loops along a central green spine; age-graded children's play zones, a crèche, senior citizens' courts and an amphitheatre; plus full power backup, sewage treatment with reuse, rainwater harvesting, solar common-area lighting, organic waste conversion and EV charging provision.

The Bangalore Development Authority (BDA). BDA approval confirms the land conversion, the layout sanction and the setback and FAR compliance that the subsequent RERA registration will be built on. Ask for the approval documents at the enquiry stage and route them through your own legal counsel.

Submit the enquiry form on the contact page — name and phone number are all that is required. A representative will follow up with the current information pack and arrange a site visit at the Gunjur Village location. We recommend combining it with a walk through Brigade Cornerstone Utopia next door, a delivered and occupied Brigade township on the same road.
